The Home Inspection Checklist

  • The client accompanies the home inspector for the best education.

  • Contact the property owner to confirm the date, time and estimated duration of the home inspection.

  • Provide the home inspector with the client's full name and address and phone numbers.

  • Contact the home inspector at least 24 hours prior to the inspection if appointment needs to be cancelled or postponed.

  • Inform the owner that appliances, systems and equipment will be inspected.

  • Access to garage, closets, attics, etc., must be available for the inspection.

  • The owner should remove all items that may block access to air conditioner, hot water heater, attic, access panels, electric service panel, etc.

  • Payment is due upon completion of the inspection.

STF can perform your inspection the way that best fits your needs:

  • We can perform your inspection using our 34 page check list type form and give you the report after the inspection is complete.
  • We can do the inspection, then at our office complete the report, incorporate inspection pictures and email the report to you, the buyers agent, and the sellers agent, if you so desire.  A bound book will be delivered for your records and safe keeping.
  • If you so desire, we can do the inspection then at our office prepare a narrative report and again incorporate pictures.
  • Emailed reports and narrative reports are not completed the day of the inspection; however, any items of concern will be explained to you and your agent at the property during the inspection.
