Being both a former Building Inspector and Home Builder, I've been able to experience all the working relationships from customer complaints, to builder complaints to county complaints. I am familiar with the working of county inspectors and requirements as well as builder warranties and what you might be able to expect during construction and after occupency. I have a thorough understanding of the buyer's expectations.
As a Building Inspector, I not only inspected new construction and existing homes, but also remodels, handled customer complaints, and was expected on occassion to testify in court. Inspections of footings, foundation, concrete, framing, plumbing, electrical, heating and grading and roofing were norm. The inspections were both commercial and residential.
As an Arbitrator, the customer, warranty company, and I would address the customer issues pertaining to expectations, warranty booklet, and commitments. All sides would present their cases and a resolution would be found - sometimes the customer won, sometimes the buider won. This definitely helped with my ability to communicate facts - something I now do as a Home Inspector.
I have performed thousands of inspections during my career - both new construction and used homes. I am familiar with the do's and don'ts of builders and inspectors. I have experience and knowledge to explain issues regarding your home inspection.
